Liability

HH Equities, LLC assumes no liability for any personal injury, death, loss, or damage to personal property during your occupancy of the villa or while using any of the villa’s facilities and amenities, including but not limited to the pool, paddle boards, kayaks, or any other recreational equipment. Guests are fully responsible for the villa during their stay and for any use of its facilities. You must lock all windows and doors securely when the property is unoccupied and exercise due care in securing all personal belongings.

HH Equities, LLC reserves the right to refuse service or rentals to anyone at its sole discretion. By booking, you agree to indemnify and hold harmless the owners and agents of the villa against any claims for liability, loss of personal property, personal injury, death, or any other claim arising from your use of the villa, its facilities, or its amenities.

Payment Policy

A deposit of 50% of the total villa rental rate is due within 7 days of booking to confirm your reservation. Failure to make this payment will result in automatic cancellation of your reservation without notice. The remaining balance (rent, local taxes, and damage deposit) must be paid in full at least 60 days prior to your arrival.

Cancellation Policy

All cancellations and changes to your reservation (including date changes or adjustments to the number of guests) must be submitted in writing by email.

• Cancellations received at least 90 days prior to arrival: 100% of your deposit will be refunded.

• Cancellations received within 90 days of arrival, or any reservation during the Christmas/New Year holiday period: 100% of the deposit or rental amount received will be forfeited.

Travel Insurance

We strongly recommend purchasing travel and trip cancellation insurance for your peace of mind.

​

Damage Deposit

The damage deposit is fully refundable within 7 days of your departure, provided there is no damage to the property, no missing items, no excessive cleaning required, no long-distance phone charges, and no other outstanding fees.

You agree to ensure that all members of your party adhere to the villa’s rules and regulations. Rearranging furniture or removing any items from the villa is strictly prohibited.

Arrival

Please provide your arrival and departure details (airline, flight number, arrival time, and departure flight number) at least two weeks prior to your arrival on the island. While en route, you must notify us immediately of any flight delays or cancellations so we can inform the villa staff. Failure to notify us may result in a $50 penalty, which will be deducted from your damage deposit.

Please follow the arrival instructions provided to you prior to your trip.

Villa Transportation

Transportation to the airport or ferry dock upon departure is not provided unless specifically stated in your booking confirmation. When renting a vehicle, please ensure it is large enough to accommodate your entire party and all luggage.

Check-in and Check-out Times

Standard check-in is no earlier than 3:00 PM and check-out is no later than 11:00 AM. We will make every effort to accommodate requests for early check-in or late check-out, subject to availability. Guests who fail to check out on time without prior approval will be charged a $250 late check-out fee.

Villa Capacity

The total number of persons allowed in the villa at any time is limited to the number of guests scheduled and paid for. Any misrepresentation of the number of guests will result in an immediate charge of $300 per extra person per day or require the excess guests to vacate the villa without refund.

Hurricane Season

Hurricane season runs from June 1 to November 30. In the event of a hurricane, the island villa manager will contact you with instructions. Guests are not permitted to remain at the villa during a hurricane, as the property will be shuttered and utilities turned off. We strongly recommend trip cancellation insurance to cover potential expenses.

Pets

No pets of any kind are allowed on the villa premises. Discovery of a pet or evidence of a pet will result in immediate eviction and forfeiture of all rent and deposits paid.

​

Cleaning

The villa will be thoroughly cleaned prior to your arrival. Your rental includes daily maid service (except Sundays and holidays), which covers changing bed linens as needed and cleaning the kitchen and bathrooms. Maid service does not include personal services such as cooking, laundry, or babysitting. Tips for the staff are always appreciated when service has been excellent.

Amenities

The villa is privately owned. Standard amenities include a plentiful supply of bed linens and bath towels, as well as a blender, coffee maker, and toaster. All normal utilities are included in the rental rate.

​

Security

Guests are responsible for the security of the villa during occupancy. All windows and doors must remain securely locked when the property is unoccupied. You must follow all security instructions provided by your local contact. Guests are responsible for all keys; there is a $100 replacement charge for each lost set of keys. Please follow the departure instructions for returning keys.

Complaints & Maintenance

Please notify the island property manager immediately of any maintenance issues. We will make every effort to resolve problems as quickly as possible. No refunds or rate adjustments will be made for temporary interruptions in utilities (electricity, water, telephone, air conditioning, pool systems, television, cable, or appliances).

House Parties, Videos, Movies & Functions

To maintain a family-friendly atmosphere, the villa is rented exclusively to family groups and responsible adults. House parties are strictly prohibited. The making of videos or movies, weddings, or other large functions are not permitted without advance written permission from HH Equities, LLC. Guests must remain respectful and quiet so as not to disturb neighboring residents.

Drugs & Hazardous Materials

Guests shall not bring or permit any illegal substances, flammable fluids, explosives, or other hazardous materials into the villa.

​

Substitution

HH Equities, LLC reserves the right to substitute a comparable or better villa if the booked villa is sold, unavailable, or deemed substandard prior to your arrival. If no comparable accommodation is available, you will receive a full refund of the rental amount.
